The new patio bleeds seamlessly into the landscape with its irregular edged flagstone.  The bubbling fountain recirculates underground and a creekbed now diverts rainwater around the house.

Planting refreshment of a 25-year-old HOA frontage landscape with mature oaks.  More Coast Live Oaks and Arbutus trees were added, along with 300 additional flowering perennials, grasses, and shrubs.
